Most home services marketing agencies sell the same three things in different wrappers: a template website, a managed Google Ads account, and a monthly SEO report full of graphs no owner actually reads. The problem is not that these services are bad. The problem is that none of them are built around how your trade actually books work.
A real home services marketing agency starts with your dispatch capacity, your average ticket, your service radius, and your seasonal curve. If the agency has not asked those four questions on the first call, they are selling you a package - not a program.
Question one: what is the primary conversion event you optimize against? The right answer for a home services business is 'booked jobs' or 'estimates run,' not 'form fills' or 'phone calls.' Any agency reporting on form fills alone is grading their own homework.
Question two: who writes the service-area and service pages? If the answer is a content mill or AI-only spin, the pages will look identical to every other client of that agency - which means duplicate patterns Google increasingly filters out of the Map Pack.
Question three: how many other clients do you have in my exact trade and metro? Agencies that put two roofers in the same city are asking those roofers to bid against each other for the same LSA slots. Ask, and hold them to it.
Question four: do we own the website, the Google Ads account, and the analytics? If the answer is 'we manage that in our platform,' walk away. Every asset should be in your name, on your billing, with admin access transferable in a single click.
Question five: what is your cancel policy? Long lock-ins are a signal that the agency does not trust its own retention. A month-to-month or short-term agreement forces the agency to earn the next month with results, not paperwork.
Question six: what does the reporting cadence look like, and what specifically will you optimize weekly? 'Monthly review call' is not an answer. Ad accounts and LSAs need weekly bid, negative, and dispute hygiene or CPL drifts upward every week.
Question seven: can I talk to two of your current clients in a comparable trade? Real agencies have references ready. Resellers do not.
If the agency answers all seven cleanly, budget for a 90-day pilot and hold them to specific milestones: Google Business Profile fully rebuilt in week two, per-city service pages live by week four, first paid campaign restructured by week six, and CPL trending down by week ten. Miss two of those milestones and it is time to leave.
